Was told today that they were unable to fill thecracks and to "paint over it". Every family and friendI've talked to has said when they have had theirhome built that they've had the cracks filled fromthe home settling at the one year mark. We've beenliving in this home less than a year and it is a brandnew build. Apparently DR Hornton doesn't do that.Had a crack in the tile in the bathtub wall and neverheard anything back. The garage door randomlystopped working because it was jammed, whichaccording to them must have been my own doing,but how? So obviously not covered. Thesuperintendent tried to be helpful but it was reallyjust a waste of both our times. Would notrecommend and will not recommend in the future.Seriously disappointed with this company. They sellyou on it and then don't care once you close.
We buy new houses based on emotion & the belief that everything will be in best condition for the next decade. For some time new builds have been thrown up fast using unskilled labor & cheap finishes that are on trend/s. I bought a new house in Temple built by DR Horton, America's Best Builder according to them. I've been in this house for 7 months with a repair list of 18 items so far. They include electrical, plumbing, appliances, grading, construction, cracking cement, even splitting wood in the fence. The engineer tried to lay a "potential future" foundation issue on me due to Xeriscaping the backyard so the builder will be off the hook if this problem also arises. NO. I first posted my experiences starting with the early issues but as the list continues to grow & the builder/warranty people are so problematic I pulled that post after updating twice. GET YOUR OWN HOME INSPECTION DONE & be thorough right up front. And, before the first year is up, get a second independent home inspection. It'll be worth the money. The person hired by the builder to inspect practically ran through the house making note that the new appliances weren't yet installed & all else was fine. NO, not hardly. When you have problems, & you likely will, put in a warranty request & don't let up & don't accept the same sloppy repairs. They want you to give up. Expect to get to know the warranty people because if you do report your issues you'll have a ton of interaction. This house has had more building problems than any other house I've ever lived in, which includes other states & builders & re-sales. The builder likes to say all homes have issues & new builds do, too, that everything is a simple fix. Again, NO, not if they are built well to begin with. They will so nicely tell you they want to fix things & for you to be happy. From the beginning I was told just call the warranty guy & let him know what's happening. What no one said is that I'll have to wait for weeks, even months, pester these people w emails, texts, calls, in-house visits, & waste my time endlessly, be constantly frustrated, hear a LOT of talk but a lot less ACTION, & some repairs get a NO to the fix. This is your investment, your money, your home so if you buy then make them repair everything that needs it & don't give up like a neighbor, who hasn't bothered to report a crack in his upstairs tub. Imagine what will happen eventually! It's worth the hassle to fix things early. THIS is what really comes w buying a new house here.
As per text messages with new superintendent Konner at DR Horton in Sonterra, I have compiled a list of all the remaining repairs needed on my home purchase on 11/8/2019.It began with a conversation with the Superintendent Austin, on 11/21-2019 my backyard was not graded at all before sod was laid down. I now have gutters, which were installed right after closing, but this 4-6 inch rivet was not fixed when it was mentioned a number of times, including at closing, the weekend of 11/8/2019 and during Thanksgiving week. The mud placed the week of 5/11/2020 has washed away and didn't fill in the rivets. (note 7/27/2020: I have repaired this myself, by pulling up the sod and putting dirt down. DR Horton did nothing). Rear living room window, inside: needs texture, caulk and paint. (As per leaking window repair done in January 2020). Outside of the window: wood is warping, isn't sealed properly and nails are rusting. The wood has allowed moisture to get behind siding. As of 7/272020 the rear window is worse and wood that was initially replaced has begun to fall off and the heavy about to caulk has done nothing to hold the wood around the window on. The nails that were inappropriately nailed in the center and not sealed have also rusted. The Living room ceiling was repaired January 2020, re-taped and textured. It was never painted and texture dripped on the rear wall when it was being repaired. Rear door to the patio is leaking water when rain storms hit. Two to three towels are needed to clean up the water puddle. It has caused the paint on the seal to peel off. Pictures of all above mentioned items were texted to Konnar at 3:34 on 5/18/2020. Konnar on 6/10/2020 finally responded to the many home repairs and said that work needed to be completed within 2 weeks, this was after I sent in the return forms for COVID on 5/25/2020 to Britney Randolph. Konnar sent all messages via text messages, refused to call beforehand and then said that he was going to close out the job ticket because I couldn't be there for the repairs as I was out of town that day and needed more time than just a couple of hours to get back home to be there for the repairs. Today is 7/27/2020 and another warranty form for the same repair is being sent in as they have previously been sent in. They build a nice home, my first salesperson was amazing, but they are not good with warranty stuff after closing and need to work on communication.
My husband and I have been seeing Dr Horton for over 30 yrs. alone with several members of our family. Never have we ever thought about seeing someone else. This Doctor truly knows what he is doing. We are heartbroken that they closed the Fort Oglethorpe office It is very hard to find a Doctor that meets his professionalisms and years of experience. He will be missed.
These people are absolutely terrible. They seem wonderful up until you sign for the house. They will promise to fix everything you find wrong in the walk through within the a year and then there is other stuff on warranty. They are in no hurry to fix anything and it almost seems like they want to wait you out and have you fix things yourself. Our floors are concrete and they were so far off level that none of our brand new furniture would sit on the floor. Ever eat at a patio table where the table warbles back and forth and you need to stuff napkins under a couple of the legs to keep from spilling your drinks. Thats how our floor tuned out in the whole bottom floor. After them coming in and telling us that everything was normal we all of a sudden became the problem. Finally after tearing out the floor three times and me showing them with a level that the floor needed to come up a half inch in this corner and 1/4 inch here and there they finally got the floors for the most part level. That's with using my tools and then the works took a two foot level of mine and a broom. My wife caught them taking the 4foot level out the front to door and stopped them. She asked about the two foot and they said they would check in the truck and bring it back if they saw it. This company will show you a model home they have no intention or probably the ability to do that level of work. I think they have professionals come in and build the model and then hire whoever has cheapest bid for the actual houses that people buy. I asked them who built the model home and if they could bring that crew in to work on my house. They don't know who built it and the work and even the layout/format you get is based on the crew who does your house. If you think the door opens to the right. They may decide to have it open to the left. They will leave off upgrades you pay for and then make up excuses about how they quit offering that. You will get nothing but really nice people who have lots of practice telling you what you want to hear and then do absolutely nothing to remedy your issues. We are looking for an attorney as we have found online this is a common issue with dr Horton. Everyone in my neighborhood has these same type experiences and frustrations. This is a predatory builder that when faced with a lawsuit will all of a sudden call themselves a real estate company to try to side step their responsibility in building the house up to the standard they show and promise. Look it up for yourself. We have had 4 houses struck by lightning in our neighborhood in the last 2 months. Tell me that's normal. Most people in our neighborhood have concrete problems and the brick cracking paint spilled and not cleaned up. Boards under the carpet popping up. Tile in bathrooms popping up and over all lazy sloppy workmanship.

One of the best doctors I have had. Very spiritual and is a Christian Man. Spends the necessary amount of time with no matter how long. His staff is very professional and caring.
Dr. Horton is a careful, considerate and approachable physician. I feel that he truly cares about every patient he sees. He has provided excellent service for my family members and me. He is responsible, knowledgeable and excellent in his practice.
Dr. Horton has been my doctor for about 7 years and I have always been very happy with his care. He is very thorough and spends as much time with me as is needed. He's also very personable and easy to talk to.
My parent was seen by Dr. Horton and overall I found him less than conscientious, blame-shifting & well, that's enough about him.I must remark I found his staff the polar opposite, very helpful and responsive. I was left with the belief that the partners in practice with Horton are most likely very competent and professional.
